Tucked in the mountains of Passaic County is the sleepy town of Ringwood, which is located approximately 45 minutes outside New York City. Residents enjoy the serenity of this suburban getaway without leaving the city’s amenities far behind.
Ringwood is home to more than 12,000 people, and residents look forward to experiencing all this close-knit town has to offer. With an emphasis on art and music, the town provides many cultural opportunities including concerts, art exhibits and special events.
For history buffs, visit Long Pond Ironworks, which was a full iron-working complex and workers’ village in its heyday. Now, the properties are only two of several parks in the area. Other parks include Shepherds Lake, Ringwood Manor State Park, Monksville Reservoir, Ringwood Reservoir and the state’s Botanical Gardens. These parks and historic sites encourage residents to hike, fish, boat, play various water sports, mountain bike and cross-country ski. Ringwood also has Highlands Pool, which is a favorite spot for many community members who are looking to cool off during the hot summer days.
Despite its convenient location close to New York City, Ringwood retains a small town, rustic feeling. It is less congested than many nearby cities and it takes pride in maintaining its natural environment and welcoming, country atmosphere. This unique blend of rural and suburban living with seasonal views and various activities attracts residents who are looking to escape the hustle and bustle of the city.
Students in this charming community attend schools within the Ringwood Boro School District – Robert Erskine, Peter Cooper and E.G. Hewitt elementary schools, Martin J. Ryerson Middle School and Lakeland Regional High School. There are also several private schools in the area including Ringwood Christian School and St. Catherine of Bologna School. With such excellent learning opportunities, parents can rest assured that their children receive a superior education.
Ringwood offers several lake communities that provide more affordable housing costs compared to some surrounding areas including nearby Bergen County. These neighborhoods provide beautiful parkland, reservoir views and a high quality of life. These serene lake communities also offer a farmers’ market, crafts, sports teams and other activities for residents. |

First Time Buyers >More Down Payment Help
One of the most common deterrents to first-time home buyers is the lack of a down payment. However, the home loan industry has practically re-created itself in the last ten years, making it easier than ever to obtain a mortgage, and new mortgage programs are always cropping up.
Some states sponsor loan programs that allow buyers to purchase a home without putting any money down. A parent or other relative can guarantee repayment of ten percent of the loan if the buyer defaults. The only cash needed is for the closing costs, which typically run about three percent of the loan. Parents can also give their children down payment help through a personal note or second trust deed. The terms can be set up for monthly payments or annual payments amortized over a period of time. You could pay the interest only, and have the payoff due when the property is sold.
With so many alternatives, doesn't it make sense to call your real estate agent for a free consultation? You may be closer to home ownership than you think.
