With its mountainous terrain and numerous lakes, West Milford is a rural paradise for residents looking to escape the congestion of New York City and its suburbs. More than 27,000 people have already discovered why this quiet, charming town is the perfect place to call home.
West Milford is the largest township in Passaic County encompassing 80 square miles in Northern New Jersey. Much of the community is surrounded by state parks and wide open spaces that encourage residents to participate in countless recreational activities such as hiking, skiing, snowmobiling, mountain biking and horseback riding. More than 40 lakes dot the West Milford landscape so boating, fishing and picnicking are also favorite pastimes. Several of these lakes include Greenwood Lake, which welcomes boaters and fishermen, Pinecliff Lake and Upper Greenwood Lake. No matter how you enjoy spending your time, West Milford provides endless options.
West Milford hosts several popular events each year, and residents welcome the opportunity to celebrate the various seasons. The Autumn Lights Festival and nearby Applefest draw hundreds of people each fall to the area and visitors enjoy picking apples and pumpkins as well as wine tasting at the local vineyards. With so many outlets for those interested in recreation, history, arts and culture, West Milford offers it all! Nearby, you can also enjoy skiing and snowboarding.
Residents also enjoy affordable housing costs in West Milford compared to nearby communities, a great recreation program, a PAL Teen Center, large pieces of property available for home and professional building and good schools. The West Milford Township School District offers a quality learning environment for students who are looking to receive an excellent educational experience.
Even though it has country charm and rustic feel, West Milford is far from desolate. The community is one hour from Manhattan with direct access to State Route 23, which connects to interstates leading into Newark, N.J. and New York. Greenwood Lake Airport is also nearby. |

Making An Offer >Buying Fast
Many buyers who find a house that looks perfect after house-hunting for only a couple of weekends hesitate to make an immediate commitment. They want to buy the house but are reluctant to make an offer without having looked at more properties.
Whether you are in a buyer's or seller's market, the best homes usually get snapped up quickly. When you find a great home that is well-priced, you may not have much time to think it over. Although it is difficult to make such an enormous purchasing decision without at least "sleeping on it," you could lose the house to another buyer if you hesitate. On the other hand, if you go rushing forward, you may spend some time nursing a case of "Buyer's Remorse."
Working with a professional real estate agent can make your decision much easier. Your agent can provide information about recent sales of homes in the area and answer any questions you may have. Keep in mind that a real estate agent's job is to find you a property that you want to buy, not to show you a lot of houses that won't interest you!
